As your buyer representative during the building of a new custom home or the purchase of a newly constructed home, The Poling Team will:
- Help you identify the best Raleigh Area for your new home based upon your needs and wants and a knowledge of the new home communities, and land that is currently available.
- Evaluate reputable builders and provide quality vs. price analysis
- Evaluate floorplans for proper "fit" with your needs and point out design issues or flaws that we see
- Evaluate lot locations, traffic patterns, drainage, disclosures and other items that will possibly affect the future value of the home
- Make recommendations regarding upgrades and options (suggest cost-effective alternatives)
- Investigate builder allowances and other possible price concessions
- If you are moving from out of the area we will help to identify benefits within your relocation policy.
- Review builder's contract form: (we will explain the meaning of all the terms)
- Attend the design center appointment (if needed)
- Be available throughout the construction phase to provide advice or answer questions
- Make periodic on-site visits to identify potential problems and review progress
- Participate in final walk-through, recommend inspection firms and help negotiate needed repairs
- Attend the closing and review closing statement (HUD-1) for accuracy
- Post closing follow up
